Applicants who will require a lease guarantor must submit a lease guarantor application in addition to their rental application. All first time renters and most college students will need to have a guarantor on their lease, although there are a variety of reasons one may need to submit a lease guarantor application.
Reasons for Needing a Lease Guarantor
Residents of Scott Brown Properties are required to make two and a half times the amount of monthly rent in their gross monthly income. If an applicant does not meet this criterion, they will need to have a lease guarantor.
Poor or Insufficient Rental History
Because first time renters do not have a rental history, they will be required to have a lease guarantor. Additionally, if an applicant’s rental history does not meet the requirements set by Scott Brown Properties, they will need to have a guarantor on their lease.
Poor or Insufficient Credit Score
If an applicant does not meet the minimum required credit score for residents or has a credit score determined to be insufficient by Scott Brown Properties, they will be required to have a lease guarantor.
