Answers to Your Most Common Leasing Questions

  • Typically, applying for and moving into your new residence is the most expensive part of living in a rental property. These are the costs residents are expected to pay related to applying and moving one of our properties:

    • Application Fee: Our application fee is $75.00. This is paid with a credit/debit card.

    • Administration Fee: Our administration fee is $100.00 and is due on the move-in day. The fee is paid by money order.

    • Security Deposit: The security deposit is subject to a refund at the end of your lease. Your deposit can be paid with a credit/debit card, cashier’s check, or money order only.

    • First Month’s Rent: Your first month of rent must be paid in person with a cashier’s check or money order on move-in day. A move-in on or after the 25th of the month will be required to also pay the next month’s full rent as well.

    • Pet Deposit: Generally, the pet deposit for all properties that allow pets is $400 per pet. This deposit is subject to refund at the end of your lease. Please check the individual properties for their specifics.

    • Generally, it takes 7-10 business days to complete the application process once all documents have been received

    • Applications must be received within 48 hours of deposit submittal

    • All necessary documentation must be provided within 4 days of deposit submittal

  • When evaluating applications, we take a few different factors into consideration:

    • Credit History: Your credit score gives us an idea of how reliable you will be in paying rent, feeds, and deposits on time. As such, we will reject applicants who have a poor credit score. Medical bills and student loans, however, will not be considered. If you do not have a good credit score, you may submit a guarantor application and/or be required to pay an additional deposit.

    • Criminal History: See criminal history section in our application.

    • Rental History: Applicants must have 12 consecutive months of positive verifiable rental history within the last two years. Scott Brown Properties will not approve applicants who have been evicted or if an applicant owes a balance to any former landlord, unless balance is paid in full. First time renters will be required to pay an additional deposit up to one month’s rent.

    • Employment Verification: Each applicant must provide proof of income to ensure they make 3 times the monthly rent in gross income. This is a cumulative total for all co-applicants. You must provide the 3 most recent paystubs. Income less than 6 months may be subject to additional income verification.

    • Photo Identification: We require a valid state ID. We will accept a valid Visa and Passport from applicants who are new to the country. Please see the application for additional documents needed for international students.

  • If you do not have a credit score considered to be in good standing or make 3 times your monthly rent, you will be required to provide a lease guarantor. All guarantors will be required to complete a separate rental application, provide ID, proof of income, and pass the credit check. Guarantors are required to make 5 times the monthly rent.

  • Our standard lease term is 12 months. Lease terms may vary depending on the time of year you move in and owner specific lease terms.

    No changes will be made to the Lease Agreement for at least 90 days after lease start date.

  • When you move out, you will be required to submit a written notice to vacate 90 days in advance. Make sure to include a forwarding address so your security deposit can be refunded to you. Within 30 days, we will process your security deposit refund. See your lease contract for more specific details regarding reimbursement of your security deposit.

  • Pets are welcome in most, but not all, of our properties. Breed and weight restrictions vary dependent upon the property. Vaccination records, registration number, and photo are required. Service animals are welcome with valid documentation.

  • Move-out Checklist

    • Provide us with an accurate forwarding address.

    • Return all keys, garage door openers, and gate remotes or you will be charged a fee.

    Interior Cleaning Guide

    • Remove all personal belongings.

    • Remove nails from walls.

    • Professional carpet cleaning.

    • Clean all flooring and dust the baseboards.

    • Clean A/C vents nd replace A/C filters.

    • Clean walls and ceilings of dust.

    • Clean fireplace, hearth, and mantel.

    • Clean switch plates and outlet covers - replace if necessary.

    • Clean mini-blinds and windowsill - replace if damaged.

    • Clean windows, mirrors, and sliding glass doors.

    • Clean ceiling fans and light fixtures - light bulbs must match.

    • Ensure that smoke alarms work.

    • Clean all kitchen appliances

    • Clean all bathroom surfaces.

    Exterior Cleaning Guide (Houses Only)

    • Mow and edge the lawn, trim shrubs, no debris left behind.

    • Pick up and dispose of animal waster.

    • Windows and window screens must be replaced or repaired if damaged.

    • Walkways, patios, driveways, and garage floors must be clear of oil.
